Transaction timeline

The six steps from first call to funded closing, who does each, and when each has to be done to leave margin.

From Lesson 2, The ways crypto buys a house, and how the deal closes and Lesson 8, The deal, start to finish. By Johnny Schiro. Updated 2026-10-10.

Day one

  • Route and financing confirmed. Ten questions asked. Screen: green or yellow.
  • Buyer invited from My Clients, or your referral link shared.
  • Buyer verifies identity and wallet (about 15 minutes). Exchange funds withdrawn to a wallet they control first.
  • Financed deal: loan officer told about the crypto; RealScore Report requested; the three lender questions asked.

Before the offer

  • Proof of Funds in hand: name matches the buyer on the contract, date is current, amount covers cash to close with a cushion.
  • Staking lines noted, with unlock lead times.
  • Entity or multisig wallet: who signs is known; RealOpen asked what it needs.
  • Standard contract, cash or financed. No addendum.

Under contract

  • Executed contract and escrow's wiring instructions sent to RealOpen by the buyer.
  • Wiring instructions confirmed by phone with escrow at a number you already trust.
  • Asset and network the buyer will fund with confirmed, including any tag or memo.
  • Wallet holds enough of the network's coin to pay the fee.
  • Exchange-sourced funding: deposit address whitelisted, daily limit checked, withdrawals started early.
  • Staked assets: unstaking started with the closing date in mind.
  • Financed deal: lender has the RealScore Report; any seasoning demand answered with documentation.

Funding, at least one business day before closing

  • Quote received: exact crypto amount, fee included, deposit address and network.
  • Buyer sends the quoted asset on the quoted network, with the tag if shown. Split transfers and mixed assets are fine; each is priced when it confirms.
  • Price has fallen? The buyer sends more for the same dollars.
  • Wire confirmed with escrow by phone.

Closing

  • Close as usual. Buyer provides the closing statement to RealOpen.
