The nine questions that stall a crypto-funded offer, from the listing agent, the seller, the attorney, the title officer, the loan officer and the buyer, each with its one-line answer.

The rule

Skepticism is reasonable. Do not argue. Give short, checkable answers and let the paperwork work. You are presenting a cash offer with verified funds. Be plain about the source: verified, converted, wired.

Seller's attorney"Is this laundered money?""Before any money moves, the buyer goes through identity verification, AML and sanctions screening and source-of-funds documentation. What reaches escrow is a dollar wire from a screened buyer."
Title or escrow"We can't take crypto into trust.""You won't. You receive a standard U.S. dollar wire with reference details. RealOpen can send a third-party funding letter if your underwriter wants one."
Loan officer"Sell it and season it sixty days.""That's the fallback when funds can't be documented. Here they can be: a verified asset report with the wallet history, and the down payment converted and wired to escrow with a transaction record. What do you need to accept sourced funds?"
Buyer"How much tax will I owe?""I'm not your tax advisor. Converting crypto to buy a house is generally a taxable event on the crypto. Talk to a CPA who works with crypto before you fund."
Buyer"Should I wait for the price to rise?""Your call. Fund early for certainty or later to ride it, a drop means you send more, and leave a business day of margin."
