Punta de Ballenas Estates is a rare, shovel-ready oceanfront land package on the main Samaná–Las Galeras highway, 32,566 m² (8.05 acres) of pristine Caribbean coastline subdivided into 8 oversized lots ranging from 3,500 to 5,500 m² each (.87–1.37 acres), sold as a complete package at $770,000 ($23.65/m²). The property sits on deep water along the Bahía de Samaná, where humpback whales breach directly in front of the land every winter. The terrain slopes gently from road to ocean, requires minimal earthwork, contains no wetlands, and is highly buildable. A 1.5-meter stone perimeter wall with gate is already completed along the street-side boundary. Fiber optic, water, and electric are all available at the road. A fresh survey and certified deslindes (plot plans) were completed in 2025. The structure makes this deal particularly attractive: the land has been held inside a Dominican S.R.L. (limited liability company) since 1992. Ownership transfers via a simple share (quota) sale, no traditional real estate transfer is required, the standard 3% transfer tax is eliminated, and closing is fast and frictionless. All S.R.L. filings, taxes, and registrations are current. There are no liens on the property. Legal representation is provided by Guzman Ariza Nordeste, S.R.L., the Dominican Republic's largest and most prestigious real estate law firm, which has managed all legal, accounting, and compliance for this property since 1992. Adjacent lots are currently listed at $60/m². Nearby projects have priced individual lots up to $300/m². At $23.65/m², this package represents a compelling entry point with significant development upside. Ideal for a boutique hotel or branded resort, family compound, short-term rental portfolio, residential or condominium development, or a family office hard-asset appreciation play. Bitcoin accepted. Creative financing terms considered. Preliminary due diligence documents available upon request.

Las Galeras sits at the far eastern end of the Samaná Peninsula, often described as "the end of the road," in the best sense. It is quiet, scenic, and still relatively undeveloped, with a true small-village feel. Unlike Punta Cana or Las Terrenas, Las Galeras hasn't been built up with large resorts or crowded beaches it still feels untouched.

Local Dominican life blends seamlessly with a well-established European expat crowd, creating an international vibe that favors quiet bistros over noisy nightclubs. A small community of foreigners from France, Italy, Spain, and Germany runs the boutique hotels, restaurants, bars, shops, and tour agencies in town.

The beaches surrounding Las Galeras are among the most celebrated in the Caribbean. Playa Rincón draws visitors with its white sand and turquoise waters, while Playa Frontón, accessible only by boat, is famous for its dramatic cliffs. Playa Madama and La Playita round out a collection of beaches that remain largely undiscovered by mass tourism.

The area is also world-renowned for whale watching. Every winter, humpback whales migrate to the warm waters of the Bahía de Samaná to breed, one of the most spectacular wildlife events in the Western Hemisphere.

Infrastructure has improved significantly in recent years. The Dominican government has invested in access roads, drainage upgrades, and facilities, recognizing the area's growing tourism and economic potential. High-speed fiber optic internet is now widely available, and the town has grocery stores, pharmacies, local clinics, and restaurants. Las Terrenas and Samaná town, both with more extensive services and medical facilities, are within a 30–60 minute drive. El Catey International Airport (AZS) is approximately one hour away.

Las Galeras reminds many observers of what Las Terrenas was 10+ years ago, a market still in the early stages of its real estate cycle, with land values beginning to move as new boutique projects break ground. Appreciation here is fueled by genuine demand for a unique, high-quality lifestyle that is increasingly scarce in the Caribbean making it a strategic entry point for investors who recognize value before it becomes mainstream.
